Tye Farm Barn

Prior to our involvement, planning permission had been secured to convert the barn to a single dwelling. Squires Planning were asked to advise and help with securing planning permission for the conversion of the barn to two residential dwellings.

Following a review of the site's history it became apparent that the previous permission was about to expire and that changes in planning policy would mean that a fresh application for the conversion of the barn would likely be refused without an extant permission. We quickly progressed applications to discharge pre-commencement conditions on the previous permission, and secured a CIL exemption on the development, which allowed our client to make a meaningful start on site, meaning the previous permission would never expire.

We then prepared a revised application, securing the architectural, landscaping, and ecological inputs needed. A case was made to demonstrate that two dwellings on the site was appropriate despite its rural and somewhat isolated location. The application was submitted and approved under delegated powers by officers subject to a S106 relating to the developments impact on the Ashdown Forest. After discussions with Wealden District Council, Squires Planning successfully agreed a strategy to avoid the need for a S106 agreement allowing the permission to be issued and avoiding a the delays involved with preparing a S106.
