Squires Planning were asked to undertake an appraisal of a hotel in Horley to determine its development potential, with particular focus on whether it had a good change of being converted to residential accommodation. Following desk-based analysis and a site visit, we advised the that the site had a good change of gaining planning permission for its conversion.
Working with relevant consultants, a scheme was prepared to deliver an apartment and 3 houses in multiple occupation (HMO), alongside landscaping, roof extensions and alterations, an addition of a porch and changes to windows and doors. Due to the site’s location in the Massetts Road Conservation Area heritage was a critical consideration. We were able to successfully demonstrate that the proposal would preserve or enhance the character or appearance of the area. Following the submission of the application, and additional documents required by the Council, the application was approved under delegated authority.
Following the approval of the application, we worked with VCC Homes to discharge the relevant conditions so that works could commence. Due to changing circumstances (partly brought on by the COVID-19 pandemic), our client wanted to only implement part of the scheme. Following a review we identified that another application was needed to allow the use of part of the building where no works had yet taken place. This was progressed and subsequently dealt with under delegated authority.
