Prior to our involvement, our client had been trying to add an extension on their property for some time. Two attempts had already been made to secure planning permission but both had been withdrawn, as the proposal was considered to harm the adjacent listed building. A particularly vocal neighbour was also creating many pages of objections to proposals making the whole process more stressful and challenging. They weren't sure what to do next.
Squires Planning were approached and asked if we could see a way forward, to deliver planning permission for the modest extension they wanted. Working with architects we recommended for the project, a revised proposal for a two storey rear extension was prepared. An application was submitted, with supporting information demonstrating that the development would not have an adverse impact on the neighbouring Grade II Listed building, that the design of the extension would respect the existing property, and that other impacts were acceptable.
The Council’s Conservation Officer saw the proposal as a vast improvement to the previous schemes and, whilst she had some outstanding concerns, worked with us to tweak the proposal so that it would further respect the adjacent Grade II Listed Building and the existing property, itself being a non-designated heritage asset. The application was then approved under delegated authority allowing our client to progress their build.
