After having their planning application to demolish a garage and build a new detached house refused, and not seeing how best to proceed to secure permission, Squires Planning were asked to advise how best to proceed. After a site visit, review of the previous plans, and the reasons why the previous application had been demolished, we advised on the amendments required to the proposed development to make it acceptable in planning terms.
The previous refusal hinged on the overbearing impact of the new dwelling on the existing bungalow, particularly the rear conservatory and other rear facing windows. In this case the solution was not to reduce the development, but instead increase the amount of development proposed. The application made involved the replacement of the existing conservatory with a single storey rear extension with a hipped roof, alongside lowering the new dwelling by around 30cm. The effect was that the new dwelling would not be visible from any of the internal windows, and therefore not have an overbearing impact on the existing bungalow.
The application was dealt with by officers and approved under delegated powers, with them accepting that the revised proposal had overcome the previous concerns.
