The Ashford Local Plan 2030 was adopted in February 2019 and sets out the land that needs to be provided in the borough to accommodate new homes and jobs up to 2030. It contains a number of sites across the borough proposed for development as well as establishing planning policies and guidance to ensure local development is built in accordance with the principles of sustainable development.
Ashford Borough Council have started the process of reviewing the Local Plan to ensure that it complies with national planning policy and takes into account of changing circumstances that affect the Borough. This will be known as the Ashford Borough Local Plan 2041.
As part of this review, the Council need to identify sufficient land to meet future requirements for new homes, Gypsy and Traveller pitches, and jobs in the borough. To achieve this the Council are running a Call for Sites to provide an opportunity for landowners, developers, businesses, organisation and community groups, and residents to put forward sites that they would like to be considered as part of the preparation of the Local Plan 2041, and that future development could come forward on. The Council are looking for land that would be suitable for housing, Gypsy and Traveller pitches, employment, commercial uses, community uses, tourism, public green space, energy generation, nutrient neutrality mitigation land and biodiversity net gain.
There are a number of restrictions as to what sites may be submitted, notably that the site must have an area of at least 0.25 hectares or be capable of accommodating 5+ dwellings or 500+ square metres of employment floorspace.
